Project phasing ensured minimal impact to on-going building operations and activities.

Provided air conditioning systems utilizing multiple split systems for ventilation and cooling and repair the existing heating system including converting the controls to a non-pneumatic system. The power was also upgraded to accommodate the new HVAC systems. New lighting fixtures to replace old and energy inefficient fixtures.

The project entailed an engineering analysis of the existing HVAC systems, electrical systems and equipment of a total of eleven (11) buildings. Design and construction documents were also prepared to improve energy efficiency and achieve energy savings throughout.

Increase the level of physical security by upgrading/replacing the security system. The new system will include a card access control and intrusion detection system, a closed circuit television system, and an upgrade of the two-way radio system to improve the radio reception within the building.

Provide field investigations and engineering design services for the electrical system upgrade to relieve the load on the existing electrical distribution system and to provide branch circuits for growth of building load. Resulting design includes a new 1,600 ampere low voltage feeder distribution switchboard, replacement of obsolete pane boards and addition of new panelboards.

Replace the existing emergency generator system with increased capacity to cover all required elevators, fire pumps and a Command Center and any other systems deemed necessary by the General Services Administration. This design was formulated based upon our previous Electric Power System Audit Report in which we called for upgrade of the existing generator system.
